Mayfield Springs Idaho Community Guide

Welcome to Mayfield Springs, a massive master-planned community that represents the next chapter of growth for the Treasure Valley. Located roughly 15 miles east of Boise along the I-84 corridor, Mayfield Springs offers a "ground floor" opportunity for those who want the convenience of Boise with the wide-open, big-sky feel of the Idaho high desert.

The Mayfield Springs Lifestyle

• The Ultimate Commuter Location: Positioned perfectly between Boise and Mountain Home at Exit 71, Mayfield Springs is just a 10-to-15-minute drive from the Micron Technology campus and the Boise Airport, making it a top choice for tech professionals and frequent travelers.

• Self-Sustaining Community: Unlike typical subdivisions, this is designed as a town unto itself. Future plans include a vibrant town center with grocery stores, medical services, and retail, along with a dedicated 10-acre school site (including the Gem Prep K-12 charter school).

• Modern High-Tech Living: Every home is built with the future in mind, featuring ultra-fast fiber internet and a private water system, ensuring you stay connected while enjoying the rugged beauty of the surrounding rolling hills.

  Neighborhood Tiers

Mayfield Springs is divided into three distinct districts to cater to different lifestyles:

• The Villages: Designed for high-energy, low-maintenance living. This area features the highest density, with modern townhomes and "alley-load" homes perfect for first-time buyers or those who want to be closest to the future town center.

• The Ridges: The heart of the community, offering traditional single-family detached homes on mid-sized lots. These homes provide the classic suburban backyard experience with stunning views of the surrounding desert landscape.

• The Estates: A premier, gated enclave tucked into the rolling hills. These are the community's largest homesites, often featuring RV garages and elevated positions that capture panoramic mountain views and added privacy.

  Why Choose Mayfield Springs?

• Incredible Value: As a new development on the edge of Ada and Elmore counties, it offers a lower price-per-square-foot and lower property taxes than comparable new construction in Eagle or Meridian.
• Outdoor Access: You are literally steps away from thousands of acres of BLM (Bureau of Land Management) land, offering endless opportunities for hiking, off-roading, and exploring the natural Idaho terrain.
• Growth Potential: With thousands of homes planned over the next decade, moving into Mayfield Springs now is an investment in the next major residential hub of Southern Idaho.
• Is Mayfield Springs the right fit for you? Whether you're looking for your first home or a sprawling estate with a view, this community offers a fresh perspective on Idaho living.
