Living in Kuna, Idaho: What Buyers Should Know About Growth, Homes, and Lifestyle

Kuna has changed a lot over the last few years, but it still holds onto the small-town feel that makes people notice it in the first place. Located south of Boise and Meridian, Kuna offers a mix of newer neighborhoods, open space, local events, and easier access to everyday Treasure Valley amenities.

For many buyers, Kuna stands out because it can offer more space and newer homes than some areas closer to Boise. Kuna has also been one of Idaho’s faster-growing communities. U.S. Census data showed Kuna grew by about 21% from 2020 to 2024, reaching an estimated population of 29,127. That growth has brought more attention, more housing, and more commercial development to the area.

One of the biggest changes is happening around the Kuna/Meridian border. Costco is under construction near Lake Hazel and Meridian Road, and Grocery Outlet is expected to add another budget-friendly grocery option for the area. These kinds of additions matter because they reduce the need to drive into Boise or Meridian for every errand.

Kuna is also seeing major technology-related development. Meta’s data center project and the approved Gemstone Technology Park have brought new conversations about jobs, infrastructure, water, power, and long-term planning. For homeowners and buyers, that means Kuna is no longer just a quiet bedroom community. It is becoming a more significant part of the Treasure Valley’s growth story.

Even with all of that change, Kuna’s lifestyle is still one of its strongest selling points. Residents enjoy Indian Creek, local parks, community events, nearby access to the Birds of Prey area, and a pace that feels a little less crowded than some of the larger cities nearby.

Of course, growth comes with tradeoffs. Buyers should pay attention to commute routes, future development nearby, school boundaries, traffic patterns, and whether a neighborhood fits their day-to-day routine. A home may look perfect online, but location details matter.
